Pressure Cleaning Belmont

Waspindustries — 0422 607 838

Green driveway, streaked render, a patio you’ve stopped using because it’s slippery — that’s the work. Belmont sits inside the area we cover, along with the rest of Lake Macquarie and Newcastle, so if it’s a house, unit block, shopfront or commercial building here, you’re on the right page. Residential and commercial both.

Do we come to Belmont? Yes — we service Belmont, homes and businesses alike.

A concrete boat ramp leads into a calm blue lake beside a long floating pontoon walkway, with single-storey waterfront houses on the left and low-rise apartment blocks and trees along the far shore under a clear sky.

Pressure Cleaning in Belmont

Surfaces back to the colour they actually are. Concrete that reads as concrete instead of grey-green. Render and cladding without the dirty run-lines under the gutters. Pavers you can walk on barefoot without thinking about it. Tiles and roofs cleared of moss and lichen rather than just wetted down.

Just as important is what you don’t get: no gouged concrete, no stripped paint, no water forced under the eaves or through a window seal, and no silt fan left across the lawn or the footpath when we pack up. Most of the damage we’re called in to fix on other people’s work comes from too much pressure on the wrong surface, so the job is as much about choosing correctly as it is about blasting.

How it works

We look at the site first — in person or from photos — and price the job, not an hour rate.

On the day, we start by checking what we’re cleaning: the surface, its age and condition, how it drains, and what’s nearby that needs covering or moving. Hard surfaces that can take it get pressure. Painted, rendered and roof surfaces usually get a soft wash instead, where a cleaning solution does the work and the water only rinses it off. Heavy organic growth gets treated before anything touches it, so the moss and lichen actually die rather than come straight back.

Then the clean itself, worked in sections so you can see the line between done and not done. We manage the run-off, rinse down surrounding surfaces so nothing dries dirty, and walk the job with you at the end. If something needs a second pass, it gets one before we leave.

What it costs

Priced per job, after someone has seen it. We won’t quote a square-metre rate over the phone and then revise it on arrival.

What moves the number: how much area there is, what the surface is, and how long it’s been since the last clean — five years of growth is a different job to twelve months. Access matters too. A driveway we can reach with a hose run is quicker than a courtyard behind a locked gate, and anything above ground level brings height into it. Surfaces needing chemical treatment before washing cost more than surfaces that only need washing.

Tell us what’s there and you’ll get a figure for that job, in writing, before anyone books a date.

Getting started

Call or send through a message with the address, what needs cleaning, and a couple of photos of the worst of it — that’s usually enough to price straightforward driveway, path and house wash work without a visit. Bigger or commercial jobs, we’ll come out and look. Either way you get a fixed quote first, and you decide from there.

Common questions

Will pressure washing damage my concrete or paint?

It can, if the wrong pressure goes on the wrong surface — that’s the most common cause of damage we see. Hard, sound concrete handles high pressure. Painted surfaces, render, cladding and roof tiles generally get soft washed instead, where the cleaning solution does the work and the water just rinses. The surface gets assessed before anything is turned on.

Do you do commercial work as well as houses?

Yes. Both residential homes and commercial buildings, and the same applies to unit blocks and shopfronts.

How long until the green comes back?

Depends whether it was treated or only washed off. Washing removes what’s on the surface; treating kills the moss and lichen at the root, which is why heavy growth gets a pre-treatment. Shaded, damp areas will always regrow faster than a sunny driveway.

Can you give me a price over the phone?

For a standard driveway, path or house wash, usually yes — send the address and a few photos. For larger or commercial jobs we’ll look at it first. Either way it’s a fixed price for the job, not an hourly rate.
